What can you do to make your home appeal to buyers?
The most important factors that sell a home are:
Now of these, you have control over 2 of them. You can't exactly pick your home up and move it to a different area, so if buyers don't like the location, you can only make the best of the other 2 factors to woo a buyer.
1. Price - It is extremely important to price your home to the market. Not over, not for wiggle room, at market value. Price it above and your home will take longer to sell and wear out its welcome on the market before buyers bother with it. And when they do - they'll wonder what's wrong with it that it hasn't sold sooner.
2. Condition - The better the condition, the higher the price. Price your home for its condition, or if you want top dollar - fix your home to match the price. Buyers are in a good market for buying right now. They can choose from many many homes on the market. So its no surprise that the ones that are already fixed up are going faster than fixer-uppers. They have the option to buy move-in ready for a very little difference in payment.
What can you do to fix up your home and make it appeal to buyers?
You don't have to go nuts replacing everything to make your home do well on the market. Some simple updates and just keeping it clean, warm, and inviting will do the trick!
